1916 Pierce-Arrow Brougham at the LeMay America's Car Museum

A private Washington state family, the LeMays – owners of refuse and recycling companies across four counties – are building a major new museum: the LeMay America’s Car Museum. The museum will host a collection of 500 historic vehicles. The project is conceived of as a mecca for auto enthusiasts with innovative technology, interactive exhibits, dramatic display spaces, and an architecturally significant facility. Sited along I-5 adjacent to the Tacoma Dome, the museum is expected to attract 425,000 visitors per year who will spend $34 million additional dollars in Pierce county.

The museum’s opening is expected on May 19, 2012. In the meantime, the LeMay family’s collection can be visited at the former Marymount Military Academy, where the collection has resided since the late 1980s.

According to CNN Money, Tacoma ranks as the #1 market in the country for predicted housing price gains by September 2012.  11.8% price growth is expected in Tacoma. Seattle is ranked #6 with 3.7% growth expected over the same period.

Tacoma has revitalized itself since 1990 with a major redevelopment of its waterfront and downtown core, attracting a University of Washington branch campus, the creation of new museums (see LeMay’s new America’s Car Museum under construction), development of the port, and benefiting from the expansion of the military bases just to the south.  Its location on Puget Sound and nearby to the Cascade mountain range gives it the same natural beauty and outdoor lifestyle opportunities as found in Seattle, but at 64% of the cost in terms of median home price: $375,000 in Seattle versus $240,000 in Tacoma.

Many private real estate investors are getting involved with the redevelopment of Tacoma by restoring and bringing up to modern standards its many historic homes.

Check out the early progress of our North Tacoma rehabbing/flipping project.  For an investor/client, I got an estate sale in an attractive neighborhood under contract at a favorable price.  Our contractor has inspected the house and confirmed my opinion about the house as a good flipper project.  And I analyzed and drove by the recent comparable sales in the area, which included four other rehabbing projects by three other investors.
